The housing market is seasonal; given nationwide rental trends, rents are at their lowest from December through February. If you want the greatest variety of apartments to choose from, moving between May and September is your best bet

Here’s some useful advice on when to look for your next spot to get the most bang for your buck.

  • When are apartments the cheapest to rent? The real estate market is cyclical and seasonal, which means that you’ll always find that rental prices are lower during the winter months. As temperatures start to drop during the fall and winter months, so does the demand for rental properties in many real estate markets throughout the country because most renters find it preferable to move in the warmer-weather months. Residents looking to move between the months of December and March typically find the best rental bargains.
  • When are most apartments available for rent? If you plan to apartment hunt during the summer months, you’ll have the largest apartment inventory to choose from simply because so many people are ending their leases. Of course, they’ll also be signing new ones, which is why the rental market can be so competitive during the summer. Rental rates are typically higher during the months of May and September, but apartment inventory is higher between those months, too.
  • When should I start looking for a new apartment? The best time to decide on when and where you’re moving is 30 to 60 days before the move-in date. You should start searching for an apartment in the middle of the month prior to the target move month. You always want to give a 30-day notice of moving out to your current home provider but depending on the circumstances, you can negotiate to extend—or expedite—your lease depending on when you want to move.
