Room was ***** advised landlady she advised me to clean it myself Water bugs, ***** room mates. Less than 24hr notification. Water was off and no one notified.

The worst person to rent off of. SHE COMES WITHOUT PRIOR NOTICE even when the lease says she will notify you. She needs to be fired or reported. She does not follow the lease. She will never answer you unless its for her own benefit. She dosen't fix anything. Never responds. Never helps.

Grace does not respect privacy or the lease contract terms at all. She would regularly try to schedule showings with less than 24 hours of notice, usually texting me the same day of showing. This occurred several times, she would also leave the lights on when the showing is done. When we moved out, she charged us an extremely unreasonable cleaning and repainting fee that was 35% of our deposit. Stay away, she does not have tenant's interest in mind. we always paid our rent on time but when a repair is needed, she does not response timely.

Grace isn't your Ally. At the end of the day she is only there to help the landlord make money. Communicating with her is difficult and she doesn't respect the lease as written attempting to charge late fees not authorized by the lease. They try to skimp out on all renovations hiring unlicensed individuals.

Don't rent from Grace. She has horrible communication skills. Multiple times I have reached out to her and she NEVER responses. As she is Chinese, she heavily utilizes WeChat, but never seem to respond to her tenant on time. This is not just for me, but my other roommates as well. I have also been notified that she has been visiting my apartment without so much as a text, call, or email. Not only that, before I signed the leased with her, I was promised that someone would come and do a second clean of the room I am currently renting, but when i moved in, the room was so *****. The previous tenant for my room own 5 hamsters and other reptiles and when she moved out, I was left to clean out all the fur and dust. On top of that, the mattress was stained with god knows what. I asked for Grace to replace the mattress because that was just not a condition I could sleep in, but she just told me to REPLACE it MYSELF. It was her furniture and for her to be renting out ***** and disgusting environment is WRONG. I LEAVE YOU ALL WITH THIS --- DO NOT RENT FROM GRACE. EVERYTHING IS TOO GOOD TO BE TRUE.

Do not even waste your time trying to rent from her. I live at a property where she is the property manager. In other words, we had a landlord, but everything had to go through Grace first. There is a big communication boundary that is constantly addressed but there is nothing done to fix it. Ive had the landlord or the property management come unannounced or with a notice within 5 minutes of coming. Thats unacceptable. Make sure you discuss any ambiguous language on the lease because they will try to get over. I know you have to weigh your reviews, but i've nothing but a nightmare trying to reach out and calmly talk to them to fix problems. It didn't work. On move in day, the painters left their equipment and there was still items from the last tenants. Nothing was cleaned for us prior to move in. I wont rent from them ever again. She never knows what the fees are, gives you notice, or can communicate about maintenance fees.
