Horrible service and experience with this company! We moved in May 19th and have had AC issues almost weekly! Current temp inside is 79°. The house didn’t come with screens for any of the windows and they refuse to fix the AC properly and give us screens for airflow when it stops working! I would not recommend renting from them!

RUN !! I have never in my life experience what I would call disaster. Progress residential is a slum lord . They have no backbone and their staff is incompetent. You are better off living in a van by the river than in one of their properties.

Progress Residential is managing the rentals at the Loso Walk community in Charlotte. There are 80+ townhouses in the community. I am renting one of the townhouses 1) If you own a car, look elsewhere. There is a major lack of parking in the development. Though the development was designed as a "walking community" with access to the light rail station, there were no limits put in place for how many cars each resident can have. Half of the units do not have a driveway big enough to park a car on. There is insufficient parking to handle the number of residents cars. People are parking on the sidewalk, the grassy common areas, double parking or parking in the intersections that will limit your ability to get to your unit. If you park on the street, there is a strong possibility that your car will be damaged. 2) There is an HOA. There are covenants in the HOA that govern residents actions but there does not appear to be any enforcement of said covenants. Covenants define parking requirements, restrict pit bulls, disallow commercial vehicles. No efforts are being made to enforce these covenants. 3) The dog park they advertise is a muddy area with a fence around it. The enclosed area has "gumball trees" and there are the spike gumballs all over the ground. Expect your dog to step on them. Most other apartment complexes in the area have dog areas with artificial turf. There is dog ***** not being picked up in the other common areas and no visible signs that management is doing anything to reign it in. There are a few dog ***** stations in the complex with a trashcan and dog waste bags, but the bags dispenser is usually empty and the garbage cans aren't emptied, see the pictures. The development says "dog friendly" but has restrictions on no pitbulls. There are several pitbulls in the development. 4) The landscaping is not managed well. There is litter blowing around all the time that isn't picked up. The units started to be rented out in June 2022. There are AT&T and Spectrum cables that are not buried that have been exposed since June when I moved in. No visible action from Progress to get them buried. The place just looks *****. Progress said it was due to construction, construction is complete and no visible effort to clean things up. 5) When construction in the development was completed, there were repairs required for curbs, followed by a new layer of blacktop. Notifications from Progress on were sent via email with little or no lead time, Sunday notification for Tuesday morning paving. If you were out of town for work or pleasure, what do you do. 6) Multiple phone calls and emails to the resident property manager went unanswered. She said she responded to all of them but I saw nothing in my inbox or spam folder. Nothing on phone log either. When I sent another follow-up email and said I was going to talk to the local news agencies and the local city council person for the ward, I got a phone call in 5 minutes. Coincidence? I don't think so. In summary, the townhouse itself was new and everything worked. The management of the common areas in ths development are a mess. Progress resident relations manager says there are no complaints yet I talk to many oif the residents and they say they have complained and have not been responded to, See attached pictures and read other reviews on Progress before you make a decision to rent in this development.

I'm begging u to not rent from these people. They will ruin your life. Look anywhere for reviews and you'll see nothing buy horror stories. This company buys dilapidated properties and slaps a coat of paint on them and will try to con YOU into being responsible for repairs. Run away. If you've already signed a lease start looking for a lawyer.
