DO NOT LIVE in a building managed by OCF. This was the worst rental experience I've ever had. They are completely non-responsive and unhelpful to residents. Upon move in my apartment lock was removed, unit was not cleaned and holes were not patched. They then kept $320 of my security deposit upon move out for those same above issues even though I had the apartment cleaned and holes were from previous tenant. While I lived here (Hudson Liberties), external locks on the building were ripped off the walls in an attempted break in and after countless emails/calls to OCF regarding safety concerns locks were not fixed for a full 2 WEEKS. My bike was also stolen out of the locked basement storage and OCF would not provide security footage as I was speaking with the police dept. My guess is the cameras don't even work. With all these issues I requested an early move out and OCF would not come to any agreement to let me out of the lease.

God I WISH I had read reviews before renting with OCF. BELIEVE THEM. This company is a SCAM and it ignored people, does not answer phone calls and will literally never fix any of your issues unless you physically go in person and scream and yell an cry. Moving here has been the worst experience of my life.

OCF is both negligent and often criminal in its practices, but not quite a slumlord. When we moved into our overpriced apartment (we argued our rent DOWN from what it was because the apartment had been vacant for two months) the utilities were off and the apartment hadn't been cleaned or even inspected. Every apartment I've ever lived in had a period before the utilities were transferred to me when the they were in the landlords name. OCF deemed that not their responsibility, so it was up to me to figure out how to turn them back on in the middle of August. OCF had no idea where the meters were, so I had to clime around in the basement with a lantern trying to find them. Since we moved in two years ago the ceiling has fallen in due to a leak, which they ignored for a month, there were two gas leaks due to code violations, which they did not fix. The water heater had to be replaced and our water (which we pay for) turned off several times. Ou air conditioning vents broke, causing our bill to skyrocket from pumping into the basement. They sent several technicians to fix it, all of whom blamed us for the problem, then OCF refused to repay us for the lost from the high bills. They are very difficult to get in contact with, rude, and seem to be totally ignorant of the conditions or floor plans of their buildings. I strongly suggest not renting from them if you can avoid it.

This management company is AWFUL!!!!! You can never get anyone to answer the phone. Yet when you actually go to the office there is LITERALLY 30 people sitting around doing NOTHING. It makes absolutely no sense. If you are interested in viewing a place forget about it because they will tell you they only have availability to view it a week from the date you are calling. THEN cancel the viewing appointment an hour before your show time because the property is not longer available. This company is a joke!!!!!!!!!

So far our experience has been abysmal,especially compared to our son's last management co (shout out to the wonderful DK management -- check them out!). Our son and his two friends moved into an OFC property and they have not had working AC in a large part of the home for days (bedrooms),during the city's hottest heat wave of the summer. The maintenance crew comes out,and now has twice deemed the problem fixed,when nothing has changed. It appears like they are stalling and just basically lying. Asked for stand alone units three days ago,and still nothing. This same system will need to repaired or replaced for heating purposes too. Right now,it looks like we need to file a complaint with the City,find our own contractor,and withhold the rent in the amount of repairs in escrow,as they have demonstrated negligence,thus making part of the home uninhabitable. Would not recommend. Only six days into this nightmare. ETA: The owners of this unit are The Bay Group LLC. Do your due diligence before you use this company or rent a unit from this shady LLC.

OCF is the worst management company to ever exist. Our landlord hired them 2 years into our lease and whatever she paid them was a waste of money because they never fixed anything. They never followed up on our requests and never fulfilled their promises. Even if it is your dream apartment, you should pick an apartment not managed by OCF because it will make your living situation miserable and unbearable.

Frequently had to wait over three weeks for maintenance tickets to get a response. Everything was somehow my fault. Ruined the carpet during a repair, most likely will be told it's my fault when I move out.
